> Free UK building cost estimator for homeowners. Prices for extensions, loft conversions, garage conversions, renovations, new builds and landscaping come from completed jobs and are adjusted for every UK postcode area. Index edition 2026-Q4, updated 2026-10-21.

Quoteio is run by Aposlo Studios Ltd. Base rates come from the costing sheets and final accounts of completed Living Design & Build jobs in the West Midlands. A cost index adjusts them for all 121 UK postcode areas, with district-level detail in the West Midlands. Every price quoted includes 20% VAT (new dwellings are zero-rated) and professional fees.

## Key facts
- Coverage: all of England, Wales, Scotland and Northern Ireland (121 postcode areas). Not the Channel Islands or Isle of Man.
- Tightest ranges (own job data): DY, WV, WS, B, TF, WR, SY postcodes, about 6% below to 8% above the calculated price.
- Elsewhere: about 8% below to 10% above; London 10% below to 12% above.
- Planning fees used: England householder £528, lawful development certificate £264; Wales £585; Scotland £312; Northern Ireland £327.
- Free for homeowners, no sign-up. Funded by builders who join the directory.
